Testing, Start-Up and Training
Systems requiring comprehensive testing are tested in three phases:
Phase One: The first phase of testing is generally conducted by the installing subcontractor to verify that all pipe, wiring, ductwork, structural members or other components are complete and in place. Subsequent testing by vendors' representatives to verify proper operation of vendor equipment is conducted prior to owner demonstrations.
Phase Two: Testing of architectural, mechanical and electrical systems are accomplished according to the manufacturers' recommendations. Lists of tests required for equipment and systems start-up are scheduled by GH Phipps.
Phase Three: Owner demonstrations and training are conducted to verify that equipment and systems are complete, operational and ready to start warranty.
Finally, it is our policy to hold subcontractor retention money until all punch list items are complete to the satisfaction of the owner.
Quality Assurance Pre-Punch List
Prior to architect and engineer punch-list walk through, we generate a pre-punch list for use by subcontractors in preparing their work for inspection. This useful tool aides the subcontractors and expedites final punch-list review and correction process.
At this time, the custom Quality Assurance Manual becomes an effective, streamlined approach to conducting the pre-punch-list process. The use of the Quality Assurance Program throughout construction results in a greatly reduced pre-punch-list that, in turn, assures the project completion schedule is met.
Project Commissioning
Our role in commissioning the facility starts during the design phase when we develop a Commissioning Responsibility Matrix that outlines the responsibilities of Phipps, the engineers and the relevant contractors for the process. In addition, our staff performs constructability reviews of the design, prepares checklists for the testing, start-up of equipment and system component verification. These activities are all included on the detailed project schedule.
During construction, we document that the equipment and materials delivered meet the project requirements and are installed in accordance with the manufacturer's recommendations. We witness and document all pre-start-up tests. Then during the start-up process, we confirm that all equipment checklists are properly completed and the individual pieces of equipment are started under the manufacturer's supervision. The testing and balancing process is also completed under our management.
The goal of our commissioning program is to ensure that the building systems are fully functional at occupancy.
Project Warranty
GH Phipps, Inc. will ensure that the work which proves defective or deficient is corrected either by the subcontractors or such other means as shall be required.
