Following is an outline of the programs, processes and tools that maximize efficiency and effectiveness of our CM/GC services.

Estimating and Beyond
At GH Phipps we take pride in offering more than just bottom line price in estimating.

Our true value comes from offering proven alternatives and suggestions on your projects. We pull information and ideas from a vast number of challenging projects and provide a unique insight into cost effectiveness and problem solving. Our goal is to assure that information freely flows, trust is established, new and innovative ideas are offered, and that the best interest of our clients is always the top priority of the team.

Project Scheduling
Our Project Scheduler coordinates all scheduling activities throughout the preconstruction and construction phases of the project.

Throughout the project we develop several types of schedules:

1. Design and Construction Schedule, identifying the durations and interrelationships of design, financing, agency reviews, and construction periods.
2. During schematics, the construction portion of the schedule is expanded and refined into a Milestone Schedule, which reflects the phases and unique aspects of the construction of your project.
3. After award of subcontracts, we develop an automated, highly detailed Critical Path Method (CPM) Schedule. This schedule requires input from each trade subcontractor regarding their work within the milestone dates established by GH Phipps. Throughout the construction period, the CPM Schedule is updated monthly for use as a planning and monitoring tool for the project team.
4. The field staff also regularly develops a six-week Short-term Schedule in a bar chart format as a guide to the most immediate tasks for each trade. This schedule is distributed to the subcontractors and their foreman so that they can effectively plan their work.
